Who can see documents uploaded to a loan

Prev Next

This question arrives whenever a co-borrower, co-signer or non-borrowing owner joins a file — most often a parent co-signing for an adult child, where someone asks whether their bank statements will be visible to the others. It is worth answering before the borrower uploads anything, not after.

Tasks are per person. Documents are per loan.

That distinction is the whole answer.

A task is assigned to a specific borrower. It controls who is asked to provide an item, and it appears on that person's list.

A document belongs to the loan. Once a file is uploaded — whatever task it came from, whoever uploaded it — it becomes part of the loan's documents.

What that means in practice

Everyone added to the same loan file can see the loan's documents. That includes a co-borrower who has their own separate URLA. Having a separate application does not create a separate document set.

So a co-signer who uploads a bank statement should expect the other people on that loan to be able to see it, and the same in reverse.

Saying it before it becomes a complaint

There is no per-document visibility switch, so if someone is uncomfortable with this, the decision is about how the loan is structured rather than about a portal setting. Raise it while the structure is still open.

The same applies to anyone added only so they can sign — a gift donor or non-borrowing owner. They are on the loan, so they can see the loan's documents. See article 86 before adding them.
